When I look at the down payment I try to gauge what it would cost to start a foreclosure proceeding (it will be more expensive than an eviction) and how many months of lost rent I may have if a foreclosure is initiated. 

I get really good deals on granite and install a self rimming stainless steel sink, so the cutting and installation cost less than an under-mount sink.Appliances, NEVER buy them used.

I had the chief building inspector come out and tell us what we needed and it was the following (not an exhaustive list) which ended in us killing the deal and the owner price-dropping a good 40-50k and selling as as single-family.  

Since they are short-term vacation rentals the level of effort is much higher than an LTR.

I created a more exhaustive list of every flip I could find in the area in the last year (I searched homes that had sold twice in the last 12 months) that I can send anyone if they request it.

My brothers in law are in construction too (1 works for me - who can run materials, 1 owes his own company which I helped set up).Minuses:- I could get tied up with so much work that I wouldn't have time to find/do any flips myself- Exhausted and won't be able to smartly manage well on neither sides- I wanted to spend more time with my family.  

I think the other important factor is most of the experienced and real investors here have exhausted or would never qualify for good financing.

This piqued her interest as she was exhausted and very frustrated with the situation.

Also most TIC 's sell for less than an equivalent condo.
