If you property has been your primary residence and it's been less than 24 months, you may decide to hold off until you’ve reached that threshold to avoid capital gains tax (unless you are okay with opting for 1031 exchange or doing QOZ Fund)If you still decide to sell your property within 2 years, try to stretch your ownership out to at least 12 months, or your profit will be taxed as ordinary income.

Or refi cash out 100%… so I would have ZERO out of pocket… and then rent for $800-$1000… gross… after mortgage and hold backs I was STILL netting $400/ month.with zero out of pocket… And the debt was $50,000.Now….

Seems risky waiting until after the purchase when holding costs will start to pile up, but it also seems silly for the contractor to walk the property with you, write up a detailed scope of work and risk the buyer not actually completing the purchase.
