Pay jumps every 2 years along with promotion to O2 (year 2) and O3 (year 4).

Haven’t seen any syndicator who actually has the confidence on themselves (about all the qualities/experiences they proudly state) to offer promote combined with zero fees.Like how some of the hedge fund managers who take fees only after promote: e.g. 20% of the profits only after 6% or 8% return, and no asset mgmt fees. 

What if I need supplemental income when I retire?

Everybody and their gramma is hearing about the easy money in Real Estate investing, no money down deals, and wholesaling is easy promoters.

Well, I can't post names or it's "promotion" is it not? 

Following the lead of other regions, a number of short-term rental owners have banded together not to take legal action but to find ways to promote our STR industry.

I don't say these things to be negative or scare you away but to prepare you and make you understand that it is not near as easy or risk free as those promoting it would make you think.

If you refer to your real estate investments as your real estate small business they should be able to provide better advice.Because we're not allowed to self promote on the forums, I'll recommend @Paul Allen. ;-)Otherwise, NAPFA and XYPN are good spots to start looking. 

I am exploring the idea if turning this into a part time STR is a good idea even if it is only supplemental income to defer some costs of the mortgage.
