I've yet to hear loud music or see more than 2 cars over there.

I have told him that I am taking my time, still learning, studying, asking lots of questions, and just getting my feet wet.I am coming to the forums to ask about the process as I am completely new to the entire process of buying a property. 

Study this niche inside out while networking with other real estate investors.

If you have the time to self-manage, you can do better finding your own tenant as long as you study up on fair housing and good tenant screening, especially with the online tenant screening services available these days. 

I have found so much more value in my self-studies via reading books, listening to podcasts, interacting here on the forums, working in mastermind groups etc. than I have with traditional school work. 

Helping other people is a huge part of why I decided to study & invest in Real Estate, if I can help my Friend it would mean a lot!

Or complaints of "the guy in the other bedroom snores and it keeps me up" or the music is too loud, or "if he's late on the rent it's not MY problem".You get the idea. 

This gives me 12 months to educate myself, study my market, run numbers, network and build my strategy.

They all make sense (atleast the ones I have studied indepth) just hard to decided one if you think you could excell and enjoy all of them to a certain degree. 

While the deal was going on I did not take on any others, just to study this and learn all the moving parts of a RE transaction.
