You could also make the case to the seller that their home is unique and that you would like a longer than usual study period so that you can bring them the best possible price.

So long as your Offer is "as good as cash" ie. you can prove that your financing is 100% guaranteed to be able to close ON TIME, then, financing should be of no concern to the Seller.

Not sure about your laws in VA, but I think you may be talking about 2 separate things... the right to cure in AL where you notify them of the breach in contract and they get 7-14 days to cure that... after that, you can proceed if you do not accept any partial payments and can prove breach of lease... that's in AL. .
