There is a little science behind the up front processing to avoid UW issues.At the end of the day Vacation homes can still be rented out so it offers a 2 sided coin. 

From there you start scheduling showings to look at potential options and submit offers on the ones that appear to make the most sense.Once you have an accepted offer, you work through the escrow process by doing your due diligence and working with your lender to get your loan approval.Then....you close!

I prefer to do tasks once, learn the process, buy the materials (on rentals) then fix it.

Our last email from Alan confirmed our suspicions that we were getting jerked around by him admitting that it was his fault that the refund process was dragging on because he ‘knew what was in our best interest to do’ and that was for us to relaunch the program instead of giving us a refund.

In my case it involves a lot of expensive equipment, knowledge of flambient photography, a mastering of Photoshop, and a lot of patience for processing multiple exposures plus flash for a single finished photo.

Basically, my Investor would fund a specific loan not be part of a pool of funds.One thought is I would maintain my same process and loan docs that I've used with my Borrowers where my LLC would be the Primary Lender, manage the loan and receive payments from the Borrower.
