Make sure to mention the tax advantages of seller financing: they will be able to stay in a lower tax bracket and just generally keep more of their money.If they are on the fence about providing seller financing, offer to let them come up with terms if they will provide it to you.

Since you agreed to give it to him, I would, but when the lease expires, I would ask him to remove that clause or at least have a discussion about why he wants it, if you elect to stay there.I would place in writing the violations on his side, that you know he violated your privacy and is breaking the law to not provide you adequate notice, and that you will take him to court if he does it again.

What we did on one of these was to do the project after we learned that they were already utilizing the bedroom as a bedroom anyways (against the rules) - we didn't increase rent right away but gave them a year at current rent, and gave them visibility into what we thought market rent was going to be after some time and the option to stay at the increase...
