There are several on here. Most of the PM's around here are quite reputable. The bad ones get run off pretty quickly. PM me if you want more information about our specific services. If you are not a fit for our business model, I can usually recommend a better fit for you.
If you are just looking to interview several, the ones that I would recommend checking in to would be:
- Of course me. Real Property Management Indianapolis Metro
- Barratt has already posted above
- IPM. @Todd Burton is pretty active around here and they are a nice and organized outfit
- Wilmoth Group. @Joel Wilmoth
- T & H Realty. @Jeremy Tallman
- Parc property management. I don't know that they are overly active on BP, but they are the property management for Pinacle, a TK company. @Mike D'Arrigo can give you some insight and put you in contact with them
I am pretty familiar with most of these guys and would say that any of them would be ok to work with from what I have seen. I would just reach out and interview all of them and go with the one the seems to make the most sense. Rates are not everything and at the end of the day, the difference in rates between property managers is only a couple of hundred dollars or less in a years time. The cost of poor property management can be thousands though. Your PM team should be the part of the nucleus of your out of state investing team. They will usually have the broadest network and the most current information in the local market and investing trends.
