So I have been doing quite a bit of researching on market cycles, more specifically emerging markets.

Most of this piece probably won't focus too much on specific deals, but rather, on my experience throughout this (ad)venture, starting out as a reckless and aimless 22 year old. 

My ideal criteria includes: 1,200 - 1,500 sqft, 3 bed, 2 bath, garage (contingent on elevation), and bullet proof.I have seen some listings for somewhat odd and overgrown parcels of land selling low where the numbers might work quite well.

I usually have to satisfy a majority of the following criteria before I purchase a place: at least 1.25% rent/value, 10% cash on cash, 10% CAP Rate, net income of $100/renter.

It really helps me to be as specific as possible when setting a goal.

(I'll list some books below that are great to start with) Joining your local REIA is a GREAT way to get into the world of investing for your specific area.

I have a new agent that understands my investment criteria and is willing to view multiple properties. 

Are there any criteria for joining a REIA or can people like me who don't have investment properties also join?
