Personally, I could be in a smaller town which is more remote in the mountains like Southern Colorado, Montana, Idaho or Western Wyoming but my wife prefers to be closer to what proximity of a large city like Denver offers.

Hi @Brandon Schlichter, Can I ask - since most of your rentals are in Southern Ohio (Circleville and Chillicothe)  Just from doing some research on rural Ohio properties( I am from Marysville) I came to the follow conclusions:MANY landlords are tired landlords that mismanage their investment properties.There are many opportunities for fix and flips or BRRRR due to the homes being older and possibly in the rural markets (southern Ohio) not many people willing to make a rental unit look nicer than a new coat of paint.The home prices are very affordable Rentals and homes are in short supplyWould you agree with this?

If I compare with turnkey prices, I've quadrupled my original 1012-2014 investment in north riverdale/southern shiloh and old north dayton (tax basis) just in current equity.
