I personally would never allow a new tenant on a lease without the one leaving signing off. everyone get together and it's done in one sitting. 

It sits 2-3 miles away from nice areas, and 2-3 miles away from un-nice areas.Question: what vacancy would you find fair in making your offer?

I know you don't want to hear it, but even though your lender might agree to the loan now, he or she should not/cannot just loan you money if you have not established your capacity to repay it.When times are good, like now, even lousy loan papers will just sit in your lender's drawer until you pay it off.

Come to find out it is sitting empty and has been for awhile after a foreclosure.

Hell, even having the house sit empty for just 1 month will wipe out all your profits for the whole year!

Sit on them or just sell the raw land.
