It's pointless→ I want to evaluate how the property is performing NOW→ Where it COULD BE performing→ And WHAT it will take to get there.This involves (at a minimum) checking comps, creating a 5 year proforma, verifying taxes & insurance, and making assumptions about the business plan.You can't determine if a deal is a pass/go simply from NOI / Cap Rate.The art of underwriting involves finding value where others miss.If you're passing on deals just from dividing the in-place NOI by a cap rate, send those over here!

You were supposed to switch over to your main heating when it reached 40F-50F for the exact reason you stated.https://www.canarymedia.com/articles/heat-pumps/window-heat-... according to this article, they say these are good to 0FSure, they won't be nearly as efficient, but at least they aren't using backup heating.

Going forward, the best thing you can do would be to reach out to a lender who understands how to work with investors so that they accurately account for your rental and get an idea for your budget/price range.
