I am now approaching 115+ days since assignment on my first 3 deals and because I am in NYS, my attorney tells me that I cannot even speak to buyer’s or seller’s attorneys due to “breach of contract”.I lost my first deal in fact because we were hindering on 130 days since assignment (should have been long closed) and the city decided to demo before we closed and were able to takeover in court. 

I’m just not sure if my first REI should tie up my money in a long term asset (appreciation) vs investing in a quicker ROI (fix&flip, BRRRR, wholesale, or simply cashflow)The typical down payment in Denver metro for single family is around 80k (which I don’t have in liquidity).

You picked the wrong kind of property to start in as a 3/3.1 townhouse is not ideal for room hacking and is more residential in nature which is why you should sell it and take the proceeds and deposit money and look for a two-family where you and your brother can live in one side and you can full rent the other side - maybe even as a mid-term rental to 2x the rent.

Does anyone know if Short Term Rental laws for landlords in Arlington County, Va are passed on to tenants?

We're under contract on a SFH in Indianapolis and are paying all cash.  

If they are not showing you the obedience that you are owed with them as your agent, they are in breach of contract whether written or implied. 

They plan to sublease to professionals like traveling nurses (2-5 months) and short-term families (we're near Disneyland).

Is this just short-term fear and mindset or should I sell and look to deploy my cash elsewhere?
