I had a place on Easy Street right by the hospital and one out by the high school as well before I moved out of state back in 2006 and sold them.

Just be aware of 2 things as you move forward...1) Univ. of Houston is a heavy commuter school. 2) The area surrounding the school (3rd Ward) is pretty rough.Disclosure: I dont invest there but was born and raised in Houston and know the south side of town pretty well.

@Mike Abramov My advice, which isn't quantifiable, is to pick a place where you have lived, gone to school, your crazy uncle lives, your best friend moved to, etc.

Most traditional banks will want to see at least several years of job experience or equivalent (although if you were in school, the time you spent in school can count towards this).
