Honestly I think all new investor have some sort of fears.I believe in taking calculated risk and making sure your number work.

@Tabitha Johnson @Michael Plante,  Nice work on your seller-financed deal Michael.  70% of the deals that I do have 50% or more seller financing involved.  

Thank you @Todd Dexheimer and @Michael Le@Jeff Greenberg it's a very light value add. most of the heavy lifting had already been done. for this deal it's more about getting a solid, low risk income stream for the investor. in short we'll make cosmetic upgrades to units when they turn in order to keep growing rents 2% to 3% average per year.  

People who were in housing costing more are at higher risk during a turnover to find lower rents or lower cost mortgages.  

Moty Wall If you had not closed on the purchase property already you could have performed a reverse exchange... buy now with an intermediary involved, sell the other afterwards.

I am thinking it's better to put the money in up front and lower the risk of the property sitting on the market.

That is a good question and anyone who is involved in real estate investing should know about the meaning of an "as is" clause.

Very little risk to the seller with that large of a down payment.

If you buy right you can easily cash flow on those properties as well.If your goal is cash flow while minimizing risk.  

Installation will involve a stretch of gas pipe, limited water plumbing to tap into the existing pipes, and some electric work.
