I've been in contact with one provider that will allow me to escrow just two of the properties on a policy but reviews seem mixed and pricing seems like im getting less for the same money I currently pay.

if you know you can get solid rentals for at least the 1% rule (or whatever your metrics are), then you need to be able to match that with your current residence, otherwise your money could be put to better use. 

What I find interesting is that buyers will go to a review site to find their inspector and 99% of the reviewers will have done 1 inspection with that person.

What metrics indicate there could be lots of deals in a particular neighborhood and that it is a good time to buy for a cash flow & appreciation investment strategy? 

BP also provides a great platform to get reviews from investors that have worked with specific providers in the past. 

I review the application first and if it looks in order I proceed to the application fee and third party screening.
