For an off the wall hypothetical scenario, lets say he gets disappeared in the desert over gambling debts, happens in Vegas right, and she isn't on the lease, you have one less person to collect from and need to evict if she doesn't pay.

Or foreclose on your LLC interest, or liquidate your single-member LLC, in states that permit those remedies.Well I like to see some law or case that awarded someone involved in a personal auto accident where the LLC had nothing to do with it yet and plantifs attorney was able to pierce the corporate wall with a charge order or foreclosure on a member or members interest?

So, if you do an land trust, ownership should still be a corp. entity.Again, these are just my thoughts, everyone would be very wise to retain a good attorney that knows the law in your state.

BIG MISTAKE....2 months later they were late and late every month until 7 months later when I had to evict which was the middle of January so by the time I washed all the freshly painted walls and cleaned the once spotless house out and got it rented again I had lost over $3k so I don't think the extra little bit you charge for deposit is worth it.

Bad neighbors and the slumlord owner next door.

That yard is now a private paradise, a place where we can relax, grow garlic, and cultivate our spice garden, or at least it still would be if it wasn’t for the sound of my new neighbors’ barking dogs in the night, their cars left running even in warm weather until the exhaust fills my carport 10 feet away, the metallic clink of trucks be fixed in their carport at 10 pm and later, and the pungent smell of cigarette smoke that floats over the 3-foot tall wall separating our yards and into my front door.Unfortunately the 2005 real estate bubble trouble and the 2007-2008 subprime mortgage debacle changed our neighborhood by filling it with rental homes, many sold at auction for ridiculously low prices, and now owned by absentee landlords instead of owner occupants or local landlords.

Some will allow that if one or two walls remain, and the footprint stays the same, you are OK.

Vandalized mailbox and circuit breakers

Put up a camera even if its fake.If you lock the breaker boxes, then you will get a call to unlock it whenever a breaker trips (like when they plug in the hairdryer on the circuit where their microwave is already running). If they are going after the copper, locking the panels won't stop them; you can see holes get punched in walls in lots of places where the copper thieves have hit.
