DFW currently has an insane market bubble comparable to the rest of Texas (aside from Austin). 

First of all, in the English version, only the title is in English and the rest is in Spanish.

Even with some understanding of that, it would be difficult to underwrite the rest of the year. 

A below average PMC will approach self-showings the same haphazard way they approach the rest of their services and have issues.Regarding theft, vandalism and squatters - they occured before self-showings became popular.

@Bianca Sackey Recent changes to VA loans have made it much easier to acquire a small multi 4 units or less- live in one and rent out the rest. 

So, unless you have secret info the rest of the economy doesn't have, waiting won't solve much.You should look into hiring a Property Management Company that can help you source potential purchase, or at least screen properties you find, handle RentReady repairs and then find a tenant.

@Dave Smart If the rest of the hydronic system (lines & radiators) are in good condition, swapping out the electric boiler for a direct vent, high-efficiency gas unit is pretty easy.  

There are obviously some very intelligent RE agents and brokers out there that deserve what they make, and then there are the rest of them.
