Insurance-  what coverage do you require tenants to have?  

I live in an area where I can get a USDA loan; however, I'm not sure how I can do this and house hack as one of the requirements for the Single-Family Housing Guaranteed Loan Program is that it cannot be an income-producing property.

It needed a new roof, new plumbing and re-run electrical which all require permits anyway so I structured those in the loan:Purchase Price - 48kRenovations built into Loan (roof, electric, plumbing) - 40kLoan after 20% down - $70,400I then had a 15 month zero % interest credit card that I did the other 20k of renovations with.

These regulations can include additional protected classes of fair housing,  interior condition requirements, etc. 

Obviously each deal is unique and requires proper due diligence. 

With two members, you are required to file a partnership, I think form 1065, which spits out a K-1 so you can file your personal tax return. 

Do we insure ourselves as the LLC, or will the mortgagee require us to insure personally then change insurance when under the LLC?
