I wouldn't move for it so I won't pay for my tenant to move.Even if it did justify a motel for a few nights, that's the tenant's responsibility and that's why they should carry renter insurance.

Unless you can find a good section #8 long term renter, the operating costs will be excessive.

Economy goes down and tenants can no longer pay the rent, courts get backlogged with evictions, and the investor has a money pit that sucks away any potential cash flow for years to come.Any investor really needs to go drive these areas if they are looking to buy those types of products.An investor might do better to buy in a B area or better instead for new construction in a subdivision where the home owner rate is high and the renter ratio is low.

Definitely not a requirement for most renters here--I would say most would just view it as a great bonus if you have it.

Depending on zipcodes, renter is about 25%~80% of the population so in terms of demand its pretty nice. 

Yet you need to buy in these specific developments (all relatively close to Disney) with lots of amenities because that's what vacation renters expect.
