Ken Badziak I use my calendar for payment reminder and the I use the debtpayoff app to keep up with balances, interest, plus it has a debt payoff plan that I love.,

Had to suggest we just exchange checks once a few years ago when I didn't think it was being done right as a reminder, but overall I am satisfied.Also tried hiring the mom of the majority of the messes.

Two good reminders from this flip. 1.

I try to categorize my leads and create reminders to follow up with them sometime down the road.  

I reminded her of the steps we went through...The seller needs to be in a position to carry..in other words, cant have a big mortgage to pay offThe Buyer needs to have a suitable down payment ( skin in the game)The interest rate needs to be reasonable (ours is 7)Term needs to be relatively short...our favorite term is 5 years. 

In that no one will be allowed to post to any section on the fourm until they have clicked on the sticky (rules) for that section.This would serve as a reminder that not all sections follow the same posting rules.As far as the other options available maybe a simple FAQ section for each option will work.
