I can't tell you the technical answer, but I can tell you that I did the exact same thing on a condo that I owned personally.

(And so far no agents or lenders I've spoken with could give me a solid answer...)Basically, I'm looking at a property that is currently owned by the state of New York.

It's been a long season with courts and fee's already, if i have to wait, then so be it, however if i don't have to, then we all know the answer to that.

Its very difficult to answer your question succinctly though because self storage is a very MICRO market investing niche...meaning it matters very little what the "national" trends are.  

In my mind the answer is probably not much but I'm not a realtor. 

That is like spitting in the face of the lender, then asking for help.This answer is a very limited response as there are so many intangibles.
