I absolutely recommend  you schedule a trip to walk the areas you will be owning in and I regularly show folks from BP through my holdings to help remove the mystery from  zip codes and neighborhoods here in Toledo.

It just takes more personal discipline to not spend the build up of cash and put it toward your home loan regularly - once a year or whatever works for you.Mortgage acceleration really depends on you having a surplus at the end of the month or pay period which can either accumulate in a line of credit or some other account you choose.If that's not where you're at, you may want to devote your efforts to a "debt snowball" first to pay down your unsecured debts first (3 to 5 years or more, depending), then go with the mortgage acceleration.Hope this helps ...

And when finding them, and working with them for rehabs, can you share what kind of agreements you make with them to compensate for their work when helping with the acquisition of properties found outside the MLS, considering that they will take advantage of regular realtor's compensation when the property is sold?

The other option, of course, is a regular brokerage account in the LLCs name (no margin account) but we have seen issues with this (as has been noted in the prior posts) and 1099 reporting and withholding done by the brokers.As to what EIN to use, first, use the LLC EIN where possible.

regular inspections while a tenant is living in a property will help reveal this type of issue.. but I'd still double check attic , downspouts and roof venting.you don't want a repeat.
