This will be trickier the next time you repeat the strategy (assuming non owner-occupant), and even harder when you have a bunch of houses, eventually you will need to move into loans that banks keep in-house, which is actually easier (less red tape), but worse rates and and 3-5 year baloons.

I tought they were only supposed to check the gauge and maybe release some air to make sure it still holds air.I checked the pressure and it can easily pass the 15 psi / 15 minute test.but this property is already red-tagged, and I need to make sure I get the clearance with CPS Energy cause I'm already under contract with a buyer.thanks.

I see people who will say their property only has 10% expenses and that's why they are selling it at this price a big red flag is when they show $0 for maintenance on the year or don't have any taxes or insurance calculated into the equation.That being said if you know your market and know how to evaluate what a good cap rate is for that area then I don't see why cap rates are the devil.
