Obviously, it kind of sucks for us to discover foundation issues but a smart seller I would imagine realizes that he is just going to have to deal with this issue coming up again with the next buyer if he ends up sending you away so I am trying to hold my ground while being reasonable.

The reason why I am writing is because I wanted to introduce myself as a new investor who lives in a market that he cannot afford so we have to look to other markets in order to find deals that can meet our criteria such as the 1% rule.

My contractor was slow but he was really reasonable on prices and I found some great deals on the material as well.

Reason being is that I will be in school for the next 2-3 years(10-20K rent), I can add value/fix the house while I'm living in it, instead of paying rent I can rent out the other 3 rooms to my friends at school (mortgage payments/free living/profit?)
