Mark Forest is correct, you would make the current owner responsible for delivering the property to you vacant and empty of any chattels or property not explicitly itemised as being delivered with the property in the APS.We use attorneys for closing up here, but you would need either an attorney, title company or both to execute this on your own.It has also been our experience that FSBOs are usually over priced - sometimes those from other investors are close to reality, but not always.

Disadvantages depends on the beholder of their niche, some can't operate ethically, some think disclosing your position is not a good thing, the advantages out weigh the disadvantages in reality.

@Christopher Baustert   I know it sounds great what your talking about however the reality is collecting said 900 dollar rent over time.... after you do this and have 2 to 3 years then you can see if it was a good deal and if you actually got your rent... that's one tough market for rent at that price point. good renters don't usually want to live were houses are being bought for the price of a nice dinner and a good to great bottle of wine:)
