I have always done this with water/sewer in my units with their own heat bill since this is standard in my area, and did it for 8 years in my 4U with steam, the rationale being that the cost isn't what I pay, but the difference between what I pay and the cost built into the rent. 

Especially w first few deals, the sweat-equity partner may only contribute 30% of value, so 30-70 is the arrangement, especially if it's a short-term JV...I think we hear the 50-50 talk from established investors who have built a long-term relationship w investor-partners.Yes, we could get into the minutiae of tracking the dollar-value the "worker" brings to the table over time, which I guess is the spirit of the "mini-mortgage" approach: Estimate the value of their sourced-deal if wholesaled; set an hourly wage for office-work/time spent renovating; charge a leasing fee for tenant placement and 10% of rent or whatever each month for PM moving forward... 

The property values in Phoenix are increasing rapidly and they’re not going to stop anytime soon.

Its built in 2001.  

I have built my portfolio in the Berwyn and Cicero areas right outside the city. 

As for the buyer, same situation, we did business in a completely different industry, but again a very healthy amount of trust, good will and rapport was built and when I mentioned I had properties to add to their portfolio, they literally begged me for a deal. 

With the rapid changes in the Las Vegas market I’ve been having trouble pinpointing how much rents are in/near the Summerlin area of Las Vegas.

Nothing too fancy, just a basic 2 story 3 bed 2 bath home that would be built in a Class B or C neighborhood.

There are a few number of lenders who will lend on MH in general unless it was built within (20 years) attached to a permanent foundation with hurricane tie downs and concrete pillars and skirtings on owned land not on or in a rental lot. 

The complicating factor is that I already own the land where the new property would be built, which would exclude any improvements from 1031 exchanges.
