I had forgotten that Texas allows both - and that in this instance should really be making this process go a lot quicker.

Hey Brian, if you're looking to grow quicker I would focus on finding partnering up with someone who has the money and wants a passive investment. 

The market I am in is much more expensive than their's and our signs get ripped down quicker, but the difference is just insane.

If you're investing with people who are gambling with their baby's next meal, things can go south much quicker than if you're investing with people who have disposable assets and income. 

@Jason Stone  Yeah I don't get it either, I also think they could be getting these done quicker and probably for higher sale prices if they weren't so inflexible on negotiating and other policies that drive buyers away. 

You might be able to get a better rate at 15, and you would pay off principal a lot quicker.

If you are just starting out then flipping to realise immediate profits is a much quicker method to grow wealth. 

There are investors that just buy in these areas, and I've found that I can move property fairly quicker in these areas because the homes are below 50k.

Learning by doing is always going to get you there quicker. 

Take the advantage while you can, it also sets you up for that extra cash to help you build a quick emergency fund, or build capital quicker for the next deal!
