This kind of debt is leveraged to create income which pays for itself and provide additional payment on top of it.3) The majority of businesses exchanged on the public market are taking on debt in order to purchase or create assets that produce more income.

Sure - you won't get the hands on experience of owning your own duplex, but a lot of these synidcations/funds can provide great returns, via monthly or quartlery distributions, and require a small investment to obtain shares of a diversified portfolio.

-We have to have Section 8 inspect the unit prior to rental (despite other existing laws protecting the public, such as the Warranty of Habitability) - again, more headache for us, as we have to send an agent to babysit the inspector.

When I obtained the SBA loan for my business, I have to personally guarantee it.

When evaluating mobile home parks you would need to know about market value of current homes, are they single wide, double wide, is the park 100% full, are the utilities public or private, if private are they in good working order, what are market rents for homes in the area, what are rents for apartments, how much is the lot rent, how much are they paying in rent on each home for the 50% currently owned by the park, is it in a good market, are the rents being paid at market, are the lot rents at or below market, what are the real estate taxes, is there rent control, what capital improvements are needed for the park, etc...

I know it's public records in most (if not all) cities but I've never seen anywhere that charges so much for it.

Only once I caught her loitering in the public hallway would the police remove her from the premises.   

For any realtors out there I wanted your perspective on obtaining my real estate license while I am in college so once I graduate I could potentially get right into working with a brokerage.I feel like this is something that I could bring to the table in terms of my goals for after I graduate.
