An expired listing doesn't give you any information as a comparable property, in fact it's bad data as it didn't sell and owners advertising their properties are usually overpriced anyway.On the public side of the MLS, go to the stats data, it should give you the % of the asking price that properties sold for on their system.

I don't plan on being negligent but sometimes it comes down to perception of negligence between two parties. 3) Wouldn't negligence be the only reason a tenant would sue a landlord which would still have to be proved or disproved regardless of an LLC or privately owned?

I just assume if you're going to do a lot of evictions you would be wise to keep as much of your personal information away from the situation but I do understand that most of this information would be in the public records.

A salesperson/agent must work under the supervision of a broker, even if they are not directly involved with selling to the public (i.e., an investor who has their license to use the MLS - they still have to be affiliated with a broker).
