We currently have 5 rental properties with a contract on a vacation rental at the beach.

Hello Jaysen,Appreciate it for the explanation on why vacancy it´s costing money.The reason why it was renting 9 out of 12 months is because this study was for a vacation rental in the pacific coast of Costa Rica.

My aim is to turn it into a vacation rental - keeping that old mining town feel but totally adding modern amenitites and comforts - with gorgeous mountain views. 

Looking to get into the rental (vacation, buy and hold) investments in the Orlando market.

Does anyone have, or know a good place to get, a lease for doing 30-day rentals at a vacation type property?  

I know for single family you can just put 10% down and buy it as a "vacation home" You just can't use rental income to qualify.
