-----Just SOLD a Flip Property in April, long-story short my GC got me busted with the City and had to sink another $44k into the project so broke-even.

I am currently building a property and realized that that taxes from the sale are going to be substantial so I considered doing a 1031 then getting into multiple smaller properties then rent them out. 

I either want to sell it or get my equity out without dealing with my personal credit and a mountain of paperwork. currently a nightly rental as we are a historic hotel.open to discussing my options. also there are other commercial investments on the property to include the building of another restaurant /bar/ cocktail lounge our land. major investment opportunity.who can help me?

Except instead of selling the next property, holding it and renting it out.

I recommend checking out some of the BP books such as Rental Property Investing by Brandon Turner or Buy, Rehab, Rent, Refinance, Repeat by David Greene. 

You typically don't want to do any renovations before the 2 years is up...just basic safety and securing the property.#4.
