"Cash out" refinances are quite well known, but please allow me to introduce you to the nefarious twin that pops up when you buy a building at 5% vacancy with max leverage, and then have to refinance it at 25% vacancy with an interest rate that's double the old one -- that twin is, of course, the "cash in" refinance.

I was inspired by a Real Estate investor who sold an online course about doing short term rentals.

I know Bill Bronchick does work with investors and has a sub-to course you can purchase with his contracts.

I'm well versed in commercial RE and some business sales but was wondering if there is any advice or specialized local RE professionals that might want to collaborate on the listings or marketing?

RE is well outside of mainstream financial advising courses, unfortunately (other than "let's put money into a REIT").  

I personally do remodelling professionally both as a contractor and an investor.
