Having lived in Las Vegas for the past 22 years, and being an investor as well as a private money lender, I can tell you that the current market will absolutely cover property management service fees, and leave plenty of cash flow income for the owner.  

In addition, if you're raising capital from HNW private investors, they will not invest with you unless you gave skin in the game.

I've heard 8% annualized is common but I guess it all depends.I also can acquire hard money loans but want to limit that if I can and just use private money and personal capital.Any advice is appreciated?
