Adverse possession laws suck.

I just got one - a father and son (and pregnant fiancee, God help her) duo - with 3 entire pages of  convictions and arrests (repeated offenses) for everything you can think of : burglary, assault with a deadly weapon, domestic battery, felony battery, drug possession, that's not even all of it.

What if the tenant's remaining possessions were stolen waiting for the handyman to be contacted and for him to arrive? 

And if they are, they still have to be in possession of it, etc.

My mother's estate received a judgment against the tenant for monetary damages as well as possession.

That's when the Notice to Quit now becomes a DEMAND FOR POSSESSION e.g.

That does not make him a professional tenant, possessed of an entitlement mindset (except insofar as he is in fact entitled to what he paid for), or someone who must be punished as proof the landlord cannot be pushed around (I'm wicked tough, respect my author-i-tie!)
