The property will be a rental that needs a good amount of work up front to fix it up (will be like a BRRRR) like electrical, plumbing, floors, paint, reno on bathroom and kitchen.

I think if you can learn a lot of the tricks of the big ticket trades, plumbing/electric/HVAC aka fixing the common problems, then you can survive a lot of costly service calls.  

If you have any contractor friends they can give you some advice on rehab costs.

We are Residential Contractors and we are building a brand new construction home on a slab.

Also, keep in mind that illegally built spaces were normally not built by the top contractors.

As far as contractors and stuff like that I can only recommend a good plumber and an electrician since those are the only ones I've worked with here so far.

We are going to narrow our focus to one of these markets for now and get our feet wet by finding the right realtor, property manager, lender, and contractors in the market we choose.

In Alabama another place I invest, it’s mostly government contractors and researchers (Huntsville) so SFR tends to do quite well there.
