Effectively, this wipes out every penny I made from ALL of the investments on their platforms over the past 2 years.Of course there is risk. 

I know the specific market is a factor, but are their key numbers or ratios (like the 1% rule) that you have found to be meaningful or helpful, obviously the numbers would be different for a turnkey vs rehab. 

I think I've had 8-10 short-term rental and long-term rental deals close with this other program in the past two months alone.If you are in need of a new prequalification letter and a different look at the deal from another program, I would be happy to help before we hit the weekend.

Having an existing rental portfolio will help with, but make sure that this is known up front to your lender if you try to use a DSCR to pickup another property. 

I spoke to an evictions attorney who helped me in the past.

Join some of those and connect with agents, lenders, and contractors that will be able to help you!
