The FSBO from Step 1 took blurry cell phone pictures at night time and included photos of family pictures, clothes (not the closet with clothes hanging, but actual photos of close-ups of shirts), and had pets and people in pictures.

I personally don't mind a tenant having their pets live in the property but I'm also concenerd about the potential cost of having pets.

You could get the health department to do a walk through and write the changes that must be made, then give the hoarder a 5 day notice to comply and stay in compliance.

Depending on your age and health, I would get a higher deductible plan and open a HSA to cover medical expenses down the road.

thanks for the suggestion, I will check out water proof laminate since I have pets and I have seen what standing water can do to laminate. 

I can't speak specific to cap rates today but when I was negotiating new builds for the health system I was overseeing it was right around a 10 Cap but that was about 3-4 years ago, specialty clinics and these were new builds. 

He doesn’t need health insurance since he is a veteran.
