I would bet they don't want to be listed on the lease and be responsible as well.  

An investor I know said that my best bet would be to attract a good set of trustworthy investors and require a fee whenever I make a real estate connection.

I don't know anything about mobile homes, but I would bet that mobile home investing would be quite different in CA than NC.

The kind of training received by the security guards in various States allows them to perform various tasks depending on where they find a job.

Inititially I was going to buy a whole portfolio off an investor which looked solid in a big picture but some of the properties were not performing individually at all so we will build from scratch.
