I can save pretty easy right now because I do not have many expenses.One of my main goals right now is to move out on my own, but I do not want to throw my money away every month by renting.The perfect scenario for me would be to purchase a low cost home or apartment and rent out one of the rooms to a friend and from there, build up plans for my future.The two main problems for me is my low income and my lack of experience in real estate.Is it possible for me to buy a house with this situation or should I focus less on real estate for now and put more focus on increasing my income?

So far for Energy efficiency this year:Blocked the fireplace mostly - not perfect for sure.Put that plastic they sell to go over the windowsCaulked one window that was leaking pretty badly.Put insulation in one of my attic access areas.Only thing left on my list is one more attic access area.Hoping I can write some of this off using US 2014 energy tax incentives.

Compare to J Scott,  Seth Williams,  Ben Leybovich etc I can't write more than few paragraph before I get side tracked.So I decide to post something I been working on this forum, maybe doesn't require perfect writing.Bungalow is everywhere around Chicago many of them where built between 1910 and 1940.

The place is for rent right now 750/month not including utitilies... the town is in need of rentals.. so i can basically guarantee it being easy to rent as the realtors in town say its been great.. they are also the local property managers.. haha small towns. i have 5% down.. so i also need to pay the canadian CMHC insurance of 2603 added onto my mortage. the house is so cute.. yes i know that sounds emotional and i know this is a numbers game.. but I think its a perfect little starter place.

Lots of lawyer $$$ spent into asking the judge to vacate the sale or perfect the title because selling officer or plaintiffs’ attorney made a typo …and they do …5-7 law firms cover 80% of all foreclosures …lots of mistakes happen.2.What are you buying ?
