Let's say I am going to buy a SFH for a STR.- I plan to do all the work for the STR etc... - But I have a family member (Brother or Parent etc...) who is interested in putting some money into it.- Total start up costs (Down payment + closing costs, furnishing, getting started on Airbnb etc...) = 200k USD- Family member wants to put in 50k USD of the start up costs, but doesn't want to be on the hook for the mortgage. 

Mid-term is just a made-up name used to sell books and make people think they have something unique.

Why do you want your first buy to be out of state?

@Tony SpearsYou might want to re-post this and put Columbus GA so people in that market with that keyword can chime in 

condos are less expensive, but with the condo fees, you are usually better off buying a house (without an HOA). 

We've closed over 25 loans on buying our properties and 'conditions to close' were always laid out up front... in essence, "These are the things we need to be cleared to close."
