Finding a deal that you can get some of your money back can probably be done as people are still flipping houses so there is definitely spread between the fixer purchase prices and ARV.

@John Dehn I like your idea of offering it as a closing credit, even if you aren't responsible for the charges, if you want them to buy the property that could be a good incentive to move forward with the purchase, it may seem insignificant relative to the purchase price, but small psychological things like that can have an impact on people's decision making. 

Most people who are completing rehab want to pull based on the value they have added to the property. 

I still saw a ton of STR on Airbnb regardless.Can people still get away with buying STR even if they are illegal? 

@Patrick Hancock As many people have already mentioned liability protection is the typical reason people put each asset into a separate LLC.

Attend meetups and meet as many people in RE as you can.

It's only under a subsection that most people dont go to.

Hey Matt,I aggressively built a 12-door rental portfolio from 2019-2021, largely leveraging my HELOC.I always tell people that it's a fantastic tool as long as:- You can COMFORTABLY service the extra debt- You have a plan to pay it offI was ok with the extra debt servicing and my payoff plan was simply finding off-market deals, paying cash, doing cosmetic rehabs, and refinancing when done.

I see tons of people driving them around and it would seem like a no brainer to offer one for rent in your cabin if you had a garage.
