I like getting the pipes up into the heated area so as to avoid the same failure in the future.I'll run pex up the walls and along the ceilings, building a soffit around the piping where needed.

While the restaurant seems to be established those types of tenants Generally have a high failure rate.  

I rather learn from the failures of others rather than fear of failure and falling back into analysis paralysis. 

Only  because I sent out a bunch of mailers, got calls, didnt call them all and thought it was  failure.
