As the other poster mentioned - make sure you set it up properlyIf you are looking for financing you will pay higher jnterest and higher down payment having it in a LLCMy recommendation to people is for their first few properties it may be worth putting in your own name and have an umbrella insurance policyIt depends on what assets you have.

As KnickKnack said above you want to gauge their motivation.Once you know why they are selling and when they have to be out you can really run with that info.As for saying your an investor - I generally do not use that word as that may make them think I am made of money and will pay more - but I do let them know I buy homes or put them under contract - whatever I was trying to do with that one.But I find most investors say and talk to much.

Since you are just graduating college you may already realize that it's not what you know, but who you know (as a personal note, I had college friends that were barely passing their classes however they ended up with really good paying jobs due to "who they knew").

I would not buy something that needs mild renovation out-of-state as a brand new investor as you will not be able to manage it and will pay 4x the cost and it will take much longer and you are likely to get scammed if you have not built a proper funnel.

I read that it was possible to create a PM company under an LLC and pay myself to manage the properties but then I would be subject to 15% Self Employment taxes.
