All of the financial gurus are saying that this will be a short-lived event, and with the government stepping in to provide massive relief to homeowners and renters, there isn't going to be that much opportunity any time soon.

Should I go above 4+ units or mixed use and pay higher down as opposed to residential multi-family with lower down.The same money, I can hold on 2 residential MFs versus 1 commercial property.I don't have the answer. :) I am sure each has its pros and cons.

At some point we'll look at this time in the rear view mirror.Events like this always seem bad while your in them but (IMO) it's foolish to make investment decisions which are long term by nature, based on short term events.

While this surprisingly represents a pay back or ROI equal to 24 to 28 times the cost of the PCA in which event I can assure you this certainly isn't the norm for every PCA we provide, it does illustrate how a PCA designed to best serve a client's needs, conducted according to document ASTM E2018-15 Standard Guide for PCAs can often pay for itself and a whole lot more.

I want to be respectful of the tenant that is living there now as well as obey any laws, but the reality is that we need to rent the second room especially as the current tenant is also behind in his rent now.I guess my question is are there any ideas on how to rent a vacant room as opposed to a vacant property?

@Kyle BergrenI'm not currently bidding on properties.Buying anything right now during this high volatility takes on unecessary risk for no additional gain.If the economic fallout of current events are bad (which they very well might be) then I don't want to be buying at all while prices are still high.
