Hard / Private money will be more expensive than traditional lenders (again by 3 - 4%) but will be much lower out of pocket with down payments from 0% to 15%.Don't wait to take action but do your research first.

In my opinion, people should be held accountable for their actions and we need to implement a timely eviction process so that landlords can be positive game changers.

There is not much action on the forums for our area, it's very frustrating for a beginner IMO.

Thanks for reminding me not to overthink things - I definitely get analysis paralysis and sometimes hesitate to take action because I feel like I need more education/experience.

Note: you can't add your spouse as an owner once legal action is started against you. 

Like BP insights, macro data is interesting but essentially useless to take action on.

I think that is the best course of action.

Finally decided to break out of this analysis paralysis and take action!
