What is your cost of capital, what is the effective rate with PMI, the trick is to reduce your cost of capital and then manage your use of funds by examining your opportunity costs.

Over the next few months my goal is to learn more about financing options, how to target opportunities that check all of my boxes, and recommendations from investors whose rationale is buying and holding properties.

I've realized I have not had an opportunity to network with any other investors other than my Realtor.
