It's one of the few routes besides Big Sur that you are directly on the Pacific Ocean and a big reason why there is a steady stream of tourists for luxury STR's. 

I want to occupy one of the units so I can get an owner-occupied loan and only have to put down 3.5%.

One location is bad they have others to average out.  

Highlight the cash flow and equity in your property when negotiating with lenders, as this reduces their perceived risk.Ultimately, you may need to reach out to multiple lenders or brokers who specialize in DSCR loans to find one willing to take a second position.
