So my question is, where can I find analysis tools or spreadsheets that I can use to work out the numbers and put together a formal/semi-official/convincing package to present to the prospective investors?

So while this doesn't directly address STRs and the idea is general housing density, I do see it opening more doors for STRs indirectly perhaps.Is this housing density ruling going to help STR investors overall?

I don't expect the tenant to be checking their water meter on the backside of the building since it's at an apartment style building so would this fall on the condo association or utility company to refund the tenant?

So many successful investors come from the construction/carpentry/plumbing/electrical industry because it was there advantage.

The property is owned in an LLC, but it's a SMLLC, so it's filed on my personal return.

So not quite the same as South Florida, but I do have aspirations to move my investments south, where the commute is a little less! 

Invaluable and he's closed 20+ deals with ppl in my group, and sold at least 7 finished products so it's paid off for him in long run. 

I spent 7 years writing farm and ranch loans for Idaho AgCredit in Blackfoot so totally understand the hurdles farmers face, let alone beginning farmers.
