But again, around here, we have to have an approved site plan/permit and an approved building plan/permit before we can actually start construction (although occasionally we do get permission to start excavation ahead of the building permit).Good luck!

I've been in homes, however, where tenants actually leave the toilets not flushed, sinks full of dishes, etc., because they don't want to move so make the place uninviting to say the least.

So for my portfolio, I only average about 5% for all maintenance and repair work as that includes the occasional HVAC or roof on the few that have not been replaced.
