We do not put ANY contingencies in our contracts, except the occasional well and septic inspection. 

i mean its one thing to occasionally steer folks from away from one demographic or another in choice of words verbally from time to time, as it would be hard to document in a violation claim.but how would one get out of a violation claim based on their principal 'document' itself?!

We’re in a buyers market now in Manhattan except for the occasional hot property which will sell quickly and at/above ask.

But I have a Honda Accord (which may require me to throw money at it occasionally).

Ring - Wireless and I have to occasionally charge the battery and pay for service.

I will most likely become a realtor and work for a broker in the beginning but branch off on my own into just investing in rental properties and an occasional flip.

So for my portfolio, I only average about 5% for all maintenance and repair work as that includes the occasional HVAC or roof on the few that have not been replaced.   

Hello everyone,As the multifamily values in my market continue their radical ascent I am starting to think more about some of the consequences for real estate agents and their investor clients.I focus primarily on commercial real estate in MN, but still am still involved in the occasional duplex-quad type deal and have been helping friends who are looking to sell their home and owner occupy a duplex somewhere, which was the impetus for this post.  

I've done both first and 2nd, but usually try to stay under 60% LTV (occasionally can go higher depending on the deal).

Are we not allowed to occasionally rent it out due to this requirement?
